Among the projects setting the agenda are Fendi Château Residences and the Cipriani Ocean Resort —on the site of the historic Hotel San Rafael, designed by Rafael Viñoly's studio— on Playa Brava, as well as SLS Punta del Este, The Rock and Arte La Barra. These are the ones defining where development in the east is heading today; the rest of the options, by area, are listed below.
The largest concentration is in Punta del Este (Playa Brava and Playa Mansa) and in José Ignacio, followed by Punta Ballena, Manantiales, La Barra, El Chorro, and La Juanita. Each area has its own profile: beachfront towers in La Brava, country estates and gated communities toward the east. Details for each area are on its zone page.
Buying off-plan usually gets you a better entry price and an installment payment plan during construction, in exchange for waiting for delivery; buying brand new gives you the unit already built, with no wait. Which one suits you depends on your goal —investment or use— and we cover that in the off-plan buying guide and the guide to investing in Punta del Este.

The usual scheme starts with a reservation and a reservation agreement for an initial percentage, continues with installments during construction — generally interest-free — and is completed with the balance due at delivery or at the deed transfer. Each project sets its own plan in the reservation agreement; we share it with you project by project when you ask.
We know every development along the coast and we have options that aren't publicly listed.
