Casa Living Manantiales

Casa Living Manantiales is one of those projects explained in a single image: the sea on one side, Laguna Blanca on the other, and every unit facing the water. Inside the gated community La Carolina del Mar, on a plot of about three hectares, three buildings of 18 units each are being developed, designed by Carolina Proto, the Brazilian architect behind Fasano Las Piedras. The apartments —two- and three-bedroom with home office, plus penthouses— have the spirit of a house, with more spacious rooms than usual. The amenities program matches it: club house, outdoor and heated pools, spa, gym, and tennis and paddle courts. With delivery expected for 2027 and pedestrian access to Bikini, it offers a serene life between lagoon and ocean, in the most sought-after corner of the East.

Each of the three buildings brings together 18 apartments: two-bedroom units, three-bedroom units with a home office, and two exclusive three-bedroom-plus-home penthouses per building, for a total of 54 residences in the first stage. The amenities program matches the scale of the project: clubhouse, spa, outdoor and heated pool, gym, lobby with a double elevator core, tennis and padel courts, underground parking and storage rooms, and rooftop barbecue areas. Behind the development are Desarrollos Norte, Donato Group and Baalbek under the Casa Living label from Grupo La Nación, with Ignacio Colombo leading the brand. Delivery is set for 2027, and the showroom lets you walk through the apartments in virtual reality before they exist.

The design of Casa Living Manantiales belongs to Obra Prima, the studio founded by Brazilian architect Carolina Proto, the same author of Fasano Las Piedras. Her brief for this site was eloquent: to create something that speaks more of nature than of architecture. The result is three buildings of ground floor plus four stories — the top one set back — that blend harmoniously into the landscape, with 18 apartments each, individual barbecue areas on the terrace, and a basement with double parking spaces and storage units for every unit. The stated intent is that whoever lives here feels like they're in a house, not an apartment: rooms larger than usual, double elevator cores and a constant relationship between interior, forest and water.

The project occupies a plot of about three hectares with more than 300 linear meters on Ruta 10, facing Bikini beach, within the gated community La Carolina del Mar. The geography is unrepeatable: the ocean on one side, the Laguna Blanca on the other, and every unit facing the water. From the neighborhood you can walk to Bikini, to Manantiales' dining district and to the promenades where the resort's daytime and nighttime life is concentrated, with the security and calm of a gated setting. It's the equation that explains why the launch, in January 2025, drew more than 300 guests from the Rioplatense business and social circuit: land like this, between lagoon and sea, is practically gone in Manantiales.
