Transaction costs
In addition to the price, a buyer should budget for roughly 7–9% extra: ITP (2% of the cadastral value), notary fees (2% to 3%), commission (3,28% + VAT) and minor registration costs.
The process, step by step
- Reservation (reservation agreement) with a deposit, usually 10%.
- Title search handled by the notary's office — 30 to 60 days.
- Deed signing and key handover.
Uruguay has no restrictions for foreign buyers: the same rights as a local buyer, with no residency requirements.
