Santiago Pereyra Propiedades isn't a network of hundreds of identical offices. It's a Punta del Este real estate agency, with a street-front office at Parada 2 Brava and a team you know by name. That changes how things work: decisions are made the same day, the portfolio belongs to everyone, and no one competes against their own team.
For over twenty years we've worked with buyers, sellers and investors —local and from abroad— across the whole region. Along the way we built what an agent needs to work with peace of mind: real properties to offer, visual material you never have to apologize for, a website that brings in inquiries every day, and someone experienced at your side when a deal gets complicated.

Our own photography and video, spec sheet, floor plan and carousel for every property. Targeted campaigns, leading portals, an active Instagram, and a website with almost a thousand pages —listings, buildings, guides— that brings in inquiries every day. You just show up; the production is already done.
Training and support
Twenty years of expertise, one desk away: how a price is set, how to negotiate, what to look for in a reservation agreement, how to reach the deed without surprises. Licensed real estate agency, CIPEM members, with our own management and rental structure.
Team and real office
An office at Parada 2 Brava, with a door onto the street and people inside. Someone to cover a viewing for you, who answers when you're with a client, and who knows the building people ask about. There's no call center here: there's a team.

We don't ask for a flawless résumé. We ask for a way of working: responding quickly, following up and telling the client the truth even when it doesn't favor the sale. The rest can be learned.
- Experience in the field or a genuine drive to learn the trade from the ground up.
- Knowledge of Punta del Este and the region, or a genuine willingness to learn it.
- Fluent Spanish. If you also speak English or Portuguese, even better: a good part of our clients are foreigners.
- Diligence: follow-up on every inquiry, same-day response and careful attention.
- Autonomy to manage your own schedule, and the judgment to ask for help when needed.
- A real desire to be in the office. The team is built by being there.

Frequently asked questions
Do you need a real estate license to join the team?
It's not a requirement to apply. We're a licensed real estate agency and CIPEM members, so every transaction is always handled within the proper framework. If you already have your license, great; if you're in the process or want to start it, we'll talk it through.
Can you get started without experience in the field?
Yes, if you bring a real desire to learn the trade and a caring approach with people. What's non-negotiable is the way we work: respond quickly, follow up, and tell the truth about every property. The technical side can be taught.
How does the work structure and commission scheme work?
We work that out in conversation, based on your experience and how you'd like to work. We prefer to discuss it directly and with concrete numbers rather than post a generic scheme that later doesn't fit your case.
Do I have to live in Punta del Este?
We work Punta del Este, Maldonado and the coast up to José Ignacio and Garzón. Living in the area helps a lot, especially in season, because visits can be arranged the same day. If you're nearby and come often, let's talk.
What happens after I submit my application?
We message you on WhatsApp, usually the same day, and set up a coffee at the office at Parada 2 Brava. The first chat is to get to know each other: what you've been doing, what you're looking for, and whether it makes sense for both of us.
