The Rock

The Rock condenses the idea of horizontal super-luxury: a building of just four floors and 27 units where every residence has mansion-scale proportions, with areas ranging from 500 to 2000 m². The design is by Carlos Ott — the internationally renowned Uruguayan architect who signed several of the resort's landmarks — and the development is led by Tiburón Desarrollos, the group that has been transforming El Placer into the new destination of the Brava. With completion expected for 2026, the project positions itself in the top segment of the eastern market, for a buyer seeking privacy, few units per floor and the open ocean beach as an everyday view. It is the alternative, in a low-rise, maximum-floor-area key, to the coast's large towers.

Residences range from 500 to 2.000 m², the largest in Punta del Este: mansion-scale living in building form, with floor plans that multiply en-suite bedrooms, full staff quarters and deep terraces over the ocean. The amenities match that ambition: an infinity in/out pool, spa, state-of-the-art gym, indoor studios and outdoor areas for yoga and pilates, tropical gardens, private cabanas along the pool, barbecue areas, private dining spaces, a recreation room, maid service and beach service with transfers. Since launch, the resort's major investors showed immediate interest: the largest units sold out before construction even began, with per-unit values among the highest in the city.

The Rock is the work with which Carlos Ott —together with executive architect Juan Olagüe— condenses the idea of horizontal super-luxury on the Rambla Lorenzo Batlle Pacheco. The three-dimensional design adapts to the natural topography of the land with a dynamic structure of cantilevered terraces and pergolas, in just four levels that prioritize the relationship with the landscape over height. Each of the 25 residences and penthouses offers simultaneous panoramic views of the sea and the Maldonado stream. The interior design raises the stakes even further: the social areas and the lobby are curated by international designers, with the Italian brand Molteni&C lending its language to the furnishings, a level of detail already highlighted by the global design press.

The building occupies one of the most valuable blocks in Punta del Este, on the Brava boardwalk in the El Placer and Rincón del Indio sector, the hub where Tiburón Desarrollos has been concentrating its long-term bet alongside the Surfside Village masterplan. It's an area that went from vacant lots to a destination for eastern luxury in just a few years, with new parks, an expanding dining scene and the open ocean beach as an everyday backdrop. For the buyer of The Rock, the equation combines three factors that are hard to bring together: the signature of an architect of international standing, floor areas with no equivalent on the local market, and a setting in the midst of a strong appreciation curve, minutes from La Barra and from the peninsula.
