El Quijote Chacras de Punta del Este

El Quijote is proof that in the green interior of La Barra you can live in the midst of nature without feeling far from anything. The development covers 360 hectares along the Camino Cerro Eguzquiza — ten minutes from the beaches and a kilometer and a half from the Fasano hotel — of which 165 form a private nature reserve with native woodland, more than 75 bird species and shoreline along the Maldonado-San Carlos stream. The community is well established: more than 150 houses built, clubhouse, tennis, padel, pool, gym, an organic garden to harvest from, and a stable with around sixty horses for riding every day. Even the water is its own, treated by reverse osmosis. Families with kids and couples who chose to slow down find a complete ecosystem here.

Founded in 2000 and with the first houses built since 2005, El Quijote is one of the pioneering and most established gated communities in Punta del Este. The masterplan covers about 360 hectares with 242 lots, of which more than 150 houses are already built and about 55 families living there year-round, a real community density no new project can match. Lots are still available for sale. The regulations require a minimum of 140 m² of habitable space per home, and every project goes through an Architecture Committee, which guarantees aesthetic coherence and respect for the surroundings. The result speaks for itself: quality homes among mature trees, with no excess or improvisation.

El Quijote stretches along the Camino Turístico Cerro Eguzquiza, the road that connects La Barra with San Carlos through Maldonado's green interior: ten minutes to the beaches, seven to San Carlos, twenty to Punta del Este and just a kilometer and a half to the five-star Fasano and Posada Aguaverde hotels. The landscape has gentle rolling hills, with 65% of the land set aside for common areas. The neighborhood's jewel is its private 165 hectare Nature Reserve, unique in the area, with native forests, more than 75 bird species and two kilometers of shoreline along the Maldonado–San Carlos stream, where the spot known as La Ribereña brings together bonfires, outdoor tables and daily horseback rides.

Daily life relies on infrastructure proven over two decades: a club house with restaurant — open every day in summer —, tennis and paddle courts, a sectioned pool, a gym, a kids' summer camp and an organic garden where residents grow their own produce. The stable houses about sixty horses belonging to owners and to the co-ownership, available for daily rides through the reserve. The neighborhood has two security posts, guest houses with three new units under development, and an uncommon infrastructure detail: its own water network with a reverse-osmosis treatment plant, which makes the tap water drinkable, with a generous monthly supply included in the building fees (HOA).
