Las Garzas

Las Garzas is Eduardo Costantini's big bet on the Rocha coast: 240 hectares between Laguna Garzón and Laguna de Rocha, reached by crossing Rafael Viñoly's famous circular bridge, which the developer himself financed at 80%. The land has a 37-meter elevation difference, which is why 90% of the 470 lots face the ocean. Half of the property was set aside for green spaces, and social life revolves around a full beach club, with pools, jacuzzi, kids club, gym, sauna, tennis and a paddle court opened in 2025. With more than 70% sold, Las Garzas has already stopped being a promise: it is the new chapter of José Ignacio on the other side of the lagoon.

Las Garzas lays out its 240 hectares while preserving the site's original geography: the land steps down from the road toward the beach in a series of natural terraces, and that 37-meter difference in elevation explains why the vast majority of the lots have unobstructed sea views. The plots start at 2.000 m² and average 2.500, along a two-kilometer stretch of beachfront. Half the site — 120 hectares — was set aside for green spaces and common areas, an unusual proportion even by the standards of Consultatio, the developer led by Eduardo Costantini that created Nordelta and Puertos in Argentina and Oceana in Miami. The masterplan arranges the sectors with the lagoon, the woods, and the ocean as natural boundaries.

The neighborhood is at kilometer 208 of Route 10, on the Rocha coast, between Laguna Garzón and Laguna de Rocha. You get there by crossing Rafael Viñoly's famous circular bridge over Laguna Garzón, which Costantini himself financed at 80% to make the development possible: few pieces of infrastructure have shaped a region's future so much. José Ignacio is ten minutes away by road and Punta del Este's international airport fifty. On the other side of the bridge, the landscape changes: Rocha is Uruguay's unspoiled coastline, with endless beaches and strict regulations that ensure low density isn't just a promise but a state policy.

The social life of Las Garzas revolves around its beach club: pools for adults and children, club house, kids club, gym with changing rooms, massage room and sauna, staffed beach deck, tennis courts and a paddle court opened in 2025. The in-house restaurant deserves a mention of its own: a cuisine inspired by the area's dual geography —ocean and countryside—, with seasonal produce from the neighborhood's organic garden and from local artisan producers, and a menu that starts from simplicity as the highest form of sophistication. The farm and garden round out the offering for families. With more than 70% of the lots sold, the neighborhood is no longer just a promise: it's a community up and running.
