More Atlántico brought a compact-city concept to Parada 22 on Roosevelt: living above a shopping center with 80 commercial offerings, with Playa Mansa a thousand meters away. Altius Group's masterplan, designed by Gómez Platero and awarded best mixed-use development in Uruguay, combines Atlántico Shopping with four residential towers; the first has already delivered units and the following ones are moving forward with a delivery horizon through 2029. Total investment exceeds US$ 200 million, a scale that is accelerating Roosevelt's consolidation as the year-round center of Punta del Este. For the permanent resident, it means handling daily life without using a car; for the investor, an asset with sustained annual rental demand in the city's most dynamic corridor.

The towers offer studios and one- and two-bedroom apartments in a lock-off format —a divisible floor plan that lets you rent out part of it while using the other— plus units of up to three bedrooms in the first tower. The design prioritizes functional efficiency and low building fees, two key attributes for year-round rental. The amenities cover all ages: indoor and outdoor pools, gym, sauna, massage room, yoga deck, solarium, kids club, playroom, outdoor play areas, barbecue areas, laundry, pet garden and a lobby with reception. Living above a shopping mall takes care of everyday life without needing a car, with the Mansa a thousand meters away and the peninsula and Maldonado just minutes away via Roosevelt.

Gómez Platero's masterplan — awarded at the International Property Awards as Uruguay's best mixed-use development — combines the Atlántico Shopping mall, 20.000 m² in size with some eighty commercial offerings, with four residential towers boasting 360-degree panoramic views. Tower 1, with 174 units, is already open and fully sold; Tower 2 is under construction and Tower 3 launched in pre-sale, with completions expected through 2029. The visual sweep runs from Playa Mansa and the view down Avenida Roosevelt to the south, all the way to Punta del Este's garden district. It's the compact-city concept brought to the resort town: housing, retail, dining and services stacked on a single block.

More Atlántico is the only mixed-use development in Punta del Este covered by the Promoted Housing Law, which translates into exemptions from ITP, VAT, Wealth Tax for ten years and personal income tax for the same period once construction is finished: the well-known tax-free format that makes gross and net income equal. On top of that there is the option to finance through BHU and private banks, an unusual facility in the Punta del Este market. With a total investment exceeding 200 million dollars, Tower 1 sold one hundred percent and the shopping mall opened and operating, an investor in towers 2 and 3 enters an ecosystem that is already running, not a masterplan promise.
