For the owner, the reference equation is clear: the first half of January for an apartment lists, on average, between USD 3.700 (1 bedroom in Punta del Este) and 22.000 (3 bedrooms in Manantiales) depending on zone and size, and, as a practical rule of the local market, January's rental covers the year's expenses in most cases.

What the 2025/26 season left behind: a market that books early
The key figure of last summer isn't just record occupancy: it's the lead time. With steady Argentine demand and a growing Uruguayan and Brazilian public, the best units were booked months before January. Whoever listed in August got to pick a tenant; whoever came out in December took whatever was left, and at a lower price. How much a January fortnight costs, zone by zone
In September 2026 we surveyed more than 3.700 listings published for the 2026-2027 summer season. The average listed price for the first half of January for a 1-bedroom apartment is USD 3.700 in Punta del Este, 5.800 in Punta Ballena and 6.300 in Manantiales; a 2-bedroom one asks 7.800 in Punta del Este, 8.500 in Punta Ballena, 13.300 in La Barra and 14.500 in Manantiales; a 3-bedroom one, between 13.000 and 22.000 depending on the area. A 3-bedroom house ranges from 6.850 in Punta Ballena to 20.500 in José Ignacio. The second half of January is listed 25 to 40% cheaper, and February, 35 to 50% below the first half of January. Please note: these figures are only averages. There are options for every taste, at lower and higher values, and the price varies a lot depending on the area; in the case of buildings, one tower right next to another can be worth more than double depending on the year built and the amenities.
Where your unit lands within the range is set by the usual factors: actual distance to the beach, floor and view, condition, and the building's amenities and services. Pricing above the range "because January pays for everything" is the fastest way to end up with an empty fortnight, watching the units next door get booked.

How to prepare the property to compete in high season
Seasonal tenants rent from photos and expect to arrive with just their suitcases and nothing else. Preparation has three layers:

- Fully equipped. Linens in good condition, a fully equipped kitchen, wifi, air conditioning, a barbecue area or access to the building's amenities. Whatever's missing translates into a lower price or worse reviews.
- Getting it ready. Maintenance handled before summer: in January there's no technician available, nor a patient tenant. The same logic as for selling applies, and much of the prepare your property checklist works just the same.
- Professional photos. With the unit ready, bright and uncluttered. In a market where everything gets booked remotely, the photo is the viewing.
List early: the season gets decided between August and October
It's the rule that moves the most profitability, and the one most owners ignore. Between August and October, the tenants who plan ahead book: families who return to the same beach town, Argentines securing their fortnight in January. What to expect from seasonal rental: the January rule
More than a percentage (which varies a lot by property, area, and year), in Punta del Este there's a practical rule: renting out January covers the year's expenses in most cases. The peak fortnight covers building fees, property tax, Primaria, and maintenance; whatever gets added after that (February, Tourism Week, long weekends) improves the result on that base.
