The three arrangements

Seasonal
Fortnights or full summer months: Reveillón, January, February. Booking is done remotely, payment is by period, and the property is handed over fully equipped, ready to arrive with your suitcases. Demand is high and the best units go fast.
Year-round
For year-round living: a lease with a guarantee and the usual documentation. Supply is more limited than in summer, especially in the service areas, so it's worth starting your search early.
Winter
From fall to spring, at prices well below summer's. Ideal for working remotely by the sea or trying out the city before moving or buying.

So you have a real benchmark and not just “it depends,” in September 2026 we surveyed more than 3.700 seasonal rental listings published for summer 2026-2027 across the five main areas. The figures are the average published price in USD per period: they're list prices, not closing prices, and they help you get oriented before you start looking. Within the same area, the actual distance to the beach, the view, the floor, the condition and the finishes explain why one unit costs twice as much as another with the same number of bedrooms.

Average of prices published on portals for the 2026-2027 season, surveyed in September 2026 (more than 3.700 listings). Reveillón is the year-end package as published by each property (generally one week). * Small sample (fewer than 10 listings): take as indicative. "Punta del Este" covers the whole city (Península, Playa Mansa, Playa Brava, Roosevelt), so it mixes new and old buildings and its average comes out below the zones on the eastern coast. In José Ignacio almost no apartments are listed: the product is the house.
What these numbers say
The first half of January is the peak across all areas and property types. The second half of January costs between 25 and 40% less, and February comes in between 35 and 50% below the first half of January, with the first and second halves of February at almost the same price: for those who can choose their dates, February offers the best price-to-beach ratio of the summer. New Year's is listed less (many properties simply don't offer it), and in La Barra, Manantiales and José Ignacio, the last week of the year costs about the same as a full fortnight in January.
By area, the ranking is clear: for a 2-bedroom apartment in the first half of January, Manantiales (14.500) and La Barra (13.300) charge double Punta del Este (7.800), with Punta Ballena in between (8.500). For 3-bedroom houses, José Ignacio leads with 20.500 in the first half of January, followed by Manantiales (16.500) and La Barra (15.750); Punta del Este (10.600) and Punta Ballena (6.850) are the option for families who want a house with a garden without paying east-coast prices. If budget is the deciding factor, a 1-bedroom in Punta del Este or Punta Ballena in the second half of January (3.200 to 4.500) remains the entry point to the Punta del Este summer.

When to book: summer gets decided between August and October
The January and February rental portfolio is built months before summer. Last season was a record — more than 90% of the ~110.000 available beds were booked in January — and the first and second beachfront lines were practically fully booked well in advance. In practice: those who book between August and October get to choose among the best units and dates; those who look in December take what's left. New Year's and the first half of January are the periods that sell out first.
For year-round rentals there isn't as fixed a calendar, but supply is tighter: when the right unit comes up, it's worth deciding quickly. And if your plan is to settle here, add a read of living year-round in Punta del Este.
What's needed to rent
It depends on the type. With a seasonal rental there's no guarantee deposit: it's signed for the period, paid in advance and a deposit is left for any damages, all coordinated remotely if you're abroad. With a year-round rental, a guarantee and the tenant's usual paperwork are required; in Uruguay there are several guarantee options and we'll explain which one suits your situation.
A point that surprises many: a foreigner rents on the same terms as a Uruguayan, with no residency or special permits required. A good share of our summer tenants book from Argentina, Brazil or Europe without setting foot in Uruguay until the day they arrive.

For a family summer with everything close at hand, Playa Mansa and Playa Brava concentrate the buildings with amenities and the beach just across the street. La Barra and Manantiales are the young, food-driven summer scene; José Ignacio is the exclusive getaway.
