Fendi Château Residences

Facing the Mansa sunsets, at parada 17, Fendi Château brought Miami's branded-residence language to Punta del Este. The first two towers, 27 floors each, have already been inaugurated: The Residences, with four units per floor, and The Mansions, with only two, for a total of 150 residences ranging from 190 to 580 m². Arquitectonica's undulating design, under the Italian maison's seal, engages with the bay from an elevated site of more than 75.000 m². The masterplan includes four towers, and the Maldonado Board has already authorized a new one of 100 meters, confirming that the complex keeps growing. If you're drawn to branded luxury with calm sea views, this is the undisputed icon of the area.

The complex's 150 residences range from 190 to 580 m², with floor plans that favor glazed façades facing the bay and deep terraces that function as outdoor living rooms. In The Residences, the four units per floor allow flexible configurations of three and four en-suite bedrooms; in The Mansions, the two residences per floor reach house-like dimensions, with full staff quarters and double circulation. The plans published by the project show living rooms of exceptional proportions, kitchens with integrated islands, and master suites with walk-in closets and marble bathrooms. It's the large-footprint, internationally branded format that defined the top tier of Parada 17, facing the most celebrated sunsets of la Mansa.

On a unified double block with 230 linear meters facing the Mansa, the international firm Arquitectonica designed two towers with undulating façades that echo the movement of the bay's water. The concept mirrors the experience of Miami's Fendi Château: sculptural architecture, interiors curated under the seal of the Roman maison founded in 1925 —now part of the LVMH group— and a level of detail that turns every common area into a design piece. The Residences has four units per floor and The Mansions just two, guaranteeing open views and privacy in every orientation. The elevated site of more than 75.000 m² completes the setting with gardens framing the sunsets over the calm sea.

Fendi Château is the only branded residence of the Italian maison in South America, a scarcity attribute that in comparable markets keeps resale values above the area average. The first two towers are already open and occupied, which removes construction risk, and the four-tower masterplan keeps expanding: in 2024 the Maldonado Departmental Board approved an exception to add a new tower of 100 meters within the complex. For the buyer, that means joining an established development with room for appreciation still ahead. The developer is Grupo Château of the Grosskopf family, with a proven track record in Miami and a history of landmark beachfront projects.
